Flexible treatment room rental arrangements are gaining traction among independent wellness practitioners in downtown Vancouver as commercial lease costs continue to push solo practitioners toward collaborative workspace arrangements that offer lower overhead and built-in referral networks.
The Qi Station, a downtown Vancouver wellness clinic at 119 West Pender Street, has expanded its collaborative rental model from two treatment rooms to five to accommodate growing demand from practitioners seeking flexible workspace arrangements that do not require a full commercial lease. The clinic, founded by Registered Acupuncturist Delphine Baumer in 2017, offers treatment rooms for half-day shifts at $80 plus GST or full-day rentals at $110 plus GST, calculated on a four-week rental period, with 24-hour building access and shared amenities including online booking, reception support, marketing assistance, and a community event space included in the rental fee. The model allows practitioners to reserve space only when they have client bookings, eliminating the overhead burden of maintaining a dedicated solo practice space while providing access to a professional clinical environment.
The rental arrangement has attracted a team of seven independent practitioners across nine modalities, including acupuncture, Traditional Chinese Medicine, Reiki, craniosacral therapy, herbal medicine, fire cupping, microneedling, lymphatic body work, and sound healing. Each practitioner operates their own independent practice, setting their own hours, fees, and treatment approaches, while the clinic provides shared infrastructure including online booking integration, practitioner profiles on the website, marketing support, and a community treatment space for workshops and events. The clinic is currently recruiting osteopaths, physiotherapists, chiropractors, naturopaths, and registered massage therapists to join the team. Prospective practitioners apply through the clinic website and are evaluated primarily on compatibility with the clinic's collaborative and community-oriented practice philosophy.
Delphine Baumer, Registered Acupuncturist and founder of The Qi Station, said the model was developed as a practical response to the financial barriers independent practitioners face when starting or relocating a practice in downtown Vancouver. "Solo commercial leases in this area require a significant financial commitment before a practitioner has even seen their first patient," Baumer said. "The collaborative rental model removes that barrier. Practitioners pay only for the time they use the space, and they gain immediate access to booking systems, referrals from other practitioners, and a professional clinical environment that would be difficult to build independently." Baumer noted that the model has attracted practitioners at various career stages, from recent graduates building their client base to experienced providers relocating their established practices to the downtown area.
The clinic operates seven days a week from 8:00 AM to 8:00 PM, with treatment rooms divided into two daily shifts transitioning at 2:00 PM for efficient scheduling and room turnover. The building is wheelchair accessible with bicycle storage and is located within walking distance of the Stadium-Chinatown SkyTrain station. The City of Vancouver has permitted the space under Healthcare Office and Health Enhancement Centre classifications, allowing a diverse range of complementary health modalities within the same facility. More details on the treatment room rentals, practitioner team, and clinic philosophy are available on The Qi Station website. As independent practitioners continue to navigate Vancouver's high-cost commercial real estate market, flexible treatment room rental models are becoming an increasingly common entry point into clinic-based practice across the city's rapidly evolving wellness sector, offering an alternative to the financial risk and administrative complexity of traditional solo practice leases.
